WALLS AND FENCES
Applications to build walls and fences are generally approved over the counter. Applicants need to provide a site plan which shows the property line; location of any existing structures and driveways; and the proposed fence or wall. An elevation including the height and material of the walls and fences must be shown on the plans. Retaining walls subject to surcharges (slopes) may undergo more stringent review due to engineering requirements. For more information please click here.
PATIO STRUCTURES
Applications to construct patio structures are generally approved over the counter. Applicants need to provide a site plan which shows the property lines; location of any existing structures; and the proposed patio structure. Since patio structures are calculated in floor area ratio, the square footage of the existing house (first and second floor), garage, and any additional buildings on the site must be provided on the plans. ADDITIONS TO HOUSES
For Additions Over 800 Square Feet: Anyone wishing to build an addition over 800 square feet must first submit an application and plans to the City. Applications are available at City Hall or on the website. are on page 30 of the Single Family Design Guidelines. Staff will review the proposal and send comments to the applicant. The review process usually takes 3 to 4 weeks. After the applicant has received and reviewed staff’s comments, he or she may resubmit plans. At that point the plans will be approved for building plan check, denied or required to be revised and resubmitted. There is a 10-day appeal period after the approval or denial of plans.
